Privacy Policy
This website is operated by Blackwell Real Estate, a licensed Maryland real estate brokerage — James Blackwell, Broker, 2530 Riva Rd Suite 300, Annapolis, MD 21401. This policy explains what we collect on this site, why we collect it, who sees it, and the choices you have. The short version: we collect what you give us so we can talk with you about selling your home, we never sell your information, and you can stop hearing from us at any time.
What we collect, and why
- The home-sale report form. When you request a free report you give us your name, the property address, city and ZIP, your mobile number, and optionally an email address. We use it to prepare the report and to contact you about selling that property. That is the entire purpose.
- Guide requests. When you ask us to email you a seller guide you give us your name and email, and optionally a phone number. A guide request is a request for that email — the wording on the form says exactly what it covers: “I'm asking Blackwell Real Estate to email me this guide. I understand I may also receive occasional seller tips by email, and that I can unsubscribe from any of it at any time using the link in every message.” Every email we send you includes an unsubscribe link.
- Postcard and mailing response tracking. Some of our mailings carry a QR code or a short web code that is unique to the address the card was mailed to. If you scan the code or type it in, your visit is linked to that mailing address, and we log the visit (time, and basic device and browser information). Similarly, some mailings print a dedicated phone number: calling or texting that number tells us the mailing reached you, and we log and attribute that contact to the mailing. This is how we know which of our mail is worth sending — it is measurement of our own mail, not third-party ad tracking.
- Information collected automatically. Our hosting provider keeps standard server logs (IP address, browser type, pages requested) for security and operations. Like most websites, we also use, or may use, cookies and similar technologies for analytics and advertising measurement: pages visited, approximate location, device and browser type, and how you arrived at the site (for example, from one of our ads or a mailed postcard).
Text messages and phone calls — your consent
We only text or call you about your property when you have checked the consent box on one of our forms. The box is never pre-checked, and the exact wording you agree to is:
“I agree that Blackwell Real Estate may contact me about my property by phone, text message and email at the number and address I provided, including by automated means. Consent is not a condition of any service. Message and data rates may apply. Reply STOP to opt out at any time.”
We store that wording verbatim with the date of your submission, so there is never a question about what you agreed to. Consent is not a condition of receiving your report or any other service. To stop text messages, reply STOP to any message at any time; reply HELP for help. You can also call us at 443-221-4120 and ask us to stop contacting you.
We do not sell your information
We do not sell, rent, or trade your personal information, and we have not done so in the preceding 12 months. Your information is not shared with other agents or brokerages, lead resellers, or data brokers. The only advertising-related sharing we do is the measurement described below — which no partner can use to identify you or contact you.
Who we share it with
- Service providers — the vendors that make the site and our mail work on our behalf: printing and mailing, email delivery, our business phone and text service, and cloud hosting and database providers. They may process your information only to provide those services to us.
- Advertising and analytics measurement — we use, or may use, Google Analytics, Google Ads, and Meta (Facebook) measurement tools to understand site usage and measure our own advertising. Not all of these tools are active at all times. If you arrive from one of our ads and submit a form, a one-way hashed (unreadable) version of your email and phone number may be shared with Google solely to confirm that our ad led to your request (“enhanced conversions”); these partners cannot read the hash back to your contact details and cannot contact you. - Legal requirements — if required by law, subpoena, or to protect our legal rights.
Cookies and your choices
You can control or delete cookies in your browser settings. You can also opt out of Google’s ad personalization at adssettings.google.com, install the Google Analytics opt-out browser add-on, and manage Meta ad preferences in your Facebook settings. Our forms work the same either way.
Retention and security
We keep lead and consent records for as long as needed to serve you and to meet real estate record-keeping and consent-documentation obligations, then delete or de-identify them. Sensitive contact details are stored encrypted where our systems support it, and we use reasonable administrative and technical safeguards — though no internet transmission is 100% secure.
Your rights (including California residents)
You may request access to, correction of, or deletion of your personal information by calling 443-221-4120 or writing to us at 2530 Riva Rd Suite 300, Annapolis, MD 21401. We will honor verified requests within the timeframes required by applicable law, and we will never treat you differently for exercising these rights. Note that we may retain records we are legally required to keep — for example, the record of a consent or of an opt-out.
Children
This site is for adults engaged in real estate matters. We do not knowingly collect information from anyone under 18.
