The Smart Home Selling Strategy
Selling well isn't a secret — it's a sequence. Five disciplines, run in order, every time. Skip one and the others get more expensive. Here is exactly what I do, so you can hold me to it.
Price to the truth
Every pricing mistake starts with the wrong comparables — the neighbor's ambitious asking price, a sale from the wrong school district, a renovated flip compared to an original kitchen. I build your price from the homes like yours that actually closed, adjusted line by line, and I'll show you the work. If the honest number isn't the number you hoped for, you'll hear it before you list — not ninety days after.
Win the first click
More than nine in ten buyers meet your home online before they ever drive past it, and they decide in seconds. So we prepare for the camera: what to declutter, what to repair, what to leave exactly as it is — and then professional photography ordered so the first eight photos tell the story. A showing is won or lost before anyone touches the front door.
Launch at the right moment
A listing is newest exactly once, and the market pays a premium for fresh. We choose the launch window deliberately — day of week, season, and what else is coming to market near you. And if your home has been listed before: on Bright MLS, a home that has been off the market for sixty days comes back with its days-on-market reset to zero. Launched right, your home debuts as new — not as "back again."
Promote to the whole market
Bright MLS reach across Maryland, DC, Delaware, and Virginia, syndication everywhere buyers actually look, and targeted outreach to the agents whose buyers match your home. The goal is simple: every qualified buyer in the market knows your home exists in its first week — because competition is what creates your best price.
Negotiate to protect your net
The highest offer is not always the best one. Financing strength, appraisal risk, inspection posture, timing, and concessions all decide what you actually walk away with. I negotiate to your net — the number on your settlement sheet — and you'll see every trade-off before you make it.
You'll see the work.
Every step above produces something you can read: the comparable-sale analysis, the prep list, the launch plan, the weekly market feedback, the offer worksheet. No black box, no “trust me.” If a step isn't earning its keep, you'll know — and so will I.
The strategy is generic. Your report isn't.
The free report runs steps one and two for your specific property — the honest price read and what I'd change before listing — before you've committed to anything.
